The Company
A leading, well-established Build Main Contractor with a strong footprint across the North West. Known for delivering high-quality commercial, healthcare, education, and industrial schemes ranging from £5m to £50m+. Due to a strong regional pipeline of newly secured Design & Build (D&B) frameworks, they are looking for an experienced Building Services Manager to take full ownership of our Mechanical, Electrical, and Public Health (MEP) delivery.
The Role
Reporting directly to the Head of Building Services, you will act as the technical MEP authority from pre-construction right through to site delivery to final commissioning and handover.
You will bridge the gap between design consultants, specialist subcontractors, and our on-site build teams to ensure MEP installations are coordinated, compliant, safe, and commercially viable.
Key Responsibilities
- Pre-Construction & Design: Review tender information, interrogate design drawings for buildability, and assist in developing Contractor’s Proposals.
- Subcontractor Management: Lead the procurement, management, and coordination of specialist mechanical, electrical, and life-safety subcontractors.
- Site Management: Oversee quality control, technical compliance, and progress of MEP installations on-site.
- Commercial Awareness: Support the commercial team with value engineering, variations, and monthly subcontractor valuations.
- Commissioning & Handover: Manage the integration, testing, and commissioning phases smoothly to ensure successful asset handovers to the client.
What they are looking for
- Proven Track Record: At least 5 years of experience working as a Building Services Manager or MEP Coordinator for a Main Contractor or Tier 1 MEP subcontractor.
- Project Exposure: Practical experience working on complex commercial build, fit-out, or refurbishment projects valued at over £5m.
- Qualifications: HNC/HND or Degree in Building Services Engineering, Mechanical Engineering, or Electrical Engineering.
- Site Ready: Valid CSCS card and SMSTS qualification.
- Technical Mindset: Strong working knowledge of standard Building Regulations, CIBSE guidelines, and D&B procurement.
- Soft Skills: An excellent communicator who is comfortable chairing technical workshops and holding design teams accountable.
